Green certified buildings

Our buildings are designed in line with IFC EDGE Advanced and BREEAM Very Good green building certification standards in South Africa and the United Kingdom, respectively. We focus on using advanced technologies and applying sustainable construction practices, which are included in our leading-edge baseline specification to minimise our environmental impact.

As a result of our unwavering standards, all of our new developments align with globally accepted sustainability measures and are a testament to our efforts in curating a low-impact portfolio.

Achieving net-zero at our logistics facilities

As we endeavour to achieve net-zero emissions by 2040, we continually assess the sustainability features incorporated across our portfolio and strive to enhance them where possible.

Life cycle analysis

Equites applies internationally recognised green building certification systems, specifically BREEAM and IFC EDGE, across its development portfolio. 

For BREEAM certified projects, a whole-building Life Cycle Assessment (LCA) in accordance with EN 15978 is conducted. This captures the embodied carbon associated with major construction materials and processes across the relevant life cycle stages. The results are verified as part of the BREEAM certification process and used to inform design decisions, material selection, and long-term sustainability targets. 

For developments where IFC EDGE certification is applied, embodied impacts are measured through the EDGE materials methodology, which uses LCA derived embodied energy datasets for key construction materials. 

In line with GHG Protocol best practice, Equites also accounts for the emissions associated with buildings constructed and disposed during the reporting period. These embodied carbon impacts are included in the company’s reported greenhouse gas inventory for the relevant assessment period, ensuring that both operational and construction-related emissions are transparently disclosed. 

Measurable environmental sustainability goals

We align our sustainability disclosures with the comprehensive GRI guidelines and use the United Nations’ SDGs to guide our strategy and objectives.

Sustainable products and services 

Equites offers sustainable products and services, including renewable energy generation through PPAs, electricity wheeling, and Green Building developments, that have a direct impact on UN SDGs 7, 11 and 13.  In FY25, Equites derived a significant share of its revenue from these products and services, which are disclosed in the annual integrated reporting suite.

Green leases

We include green lease provisions that mandate energy and water efficiency, responsible waste management and broader environmental stewardship in all of our leases. These efforts help position our tenants as leaders in sustainable innovation and support reductions in carbon emissions and operational costs.
